How to Handle a Home Improvement Contractor

Spring is coming..... spring cleaning.....and what follows then is "Let's do something to improve the house.!"  Home improvement, when handled carefully and is well thought, out is a good thing. It improves your property value and makes you feel good about your home. It usually improves something about your home that just isn't the way you want it. But beware, there are pitfalls. The wrong contractor......wasted money, wasted time and even worse, half a job that never gets done. Below are some things to GET IN WRITING and tips to help you make sure you get what you want, you get what you pay for and the job comes out doing what you expected it to:

Get in writing:
Material specifications, itemize brand names if this is important to you, along with an itemized work completion schedule.

The Contractor's guarantee on his work, including expiration dates. He should also include a clause outlining the procedure he expects you to follow should his work or the materials use prove to be defective. Be aware that the manufacturer's warranty or guarantee on materials  is different than the Contractors guarantee of proper installation of those materials.

If things go wrong, a clause outlining the arbitration process you both agree to follow.

If the Contractor uses sub-contractors, you need to be aware of this, have it in writing,  and you should make your Contractor liable and responsible for the sub-contractors work in your contract with him.

Make sure you get in writing all clean-up work you expect the Contractor to do when the job is finished, otherwise, you can be left with a lot of debris.

Tips:

It is wise to consult a lawyer before signing a contract, especially if the contract is complex and includes sub-contractors.

When you do sign a contract, do not leave blank spaces...write void across spaces in the contract so nothing can be added in after your signature.

If your contractor has used sub-contractors, do not sign off on the work without proof that your contractor has paid all sub-contractors and suppliers of materials.

NEVER PAY IN FULL UNTIL YOU ARE COMPLETELY SATISFIED WITH EVERYTHING....AND NEVER, EVER PAY IN CASH.
